What to expect when you're selling your home.

Preparing your home
Be prepared for showing your home.  Although our agents will present your home to qualified buyers, your house will need to be ready for showing on reasonable notice.

Figuring a fair price
Our agents will prepare a market analysis to help you determine the right price for your home.  Our agents will discuss with you the differences pricing will mean in terms of how long it may take to sell.

You will also need to be prepared for pre-inspections and inspections.  Over the course of the selling process, there will be inspections of well and water, structure and integrity, electric systems, septic systems, and Radon gasses.  It may be a good idea to have your home inspected prior to listing.  This will allow you to disclose any information or defects ahead of time.  You should also be prepared to make allowances in price for any items disclosed by inspections.

Typical Seller Closing Costs
Once you've accepted an offer on your home, there are still a number of details that remain to be taken care of. There may be a home inspection, and an appraisal, as well as a need for a title warranty to show that there are no liens. 

The different fees that come with the buying or selling of a house are called the closing costs.  Certain fees are automatically assigned to either the buyers or the sellers, other costs can be negotiated.  Your agent will help you negotiate these costs with potential buyers.
